Preparing your Property to Let

Before you let your home, as a minimum, you should: -

  • Re-direct all post - forms can be collected from the Post Office counter, and it only costs a small amount of money. Tenants cannot be expected to forward on your mail
  • Obtain all necessary consents to let your home - mortgage lenders, leaseholders
  • Inform your insurance companies that the property and contents are to be let
  • Clear the property of personal effects and professionally clean the property ready for occupancy of the tenants
  • Ensure the garden is in good seasonal order
  • Leave instruction manuals for all appliances
  • Ensure compliance with the necessary safety regulations
  • Finalise all utility bills and council tax
  • Overseas landlords should apply for tax exemption, where applicable - forms can be received direct from Inland Revenue or from Visum
  • Provide full sets of keys for the property to the letting agent (Visum)
  • Ensure Direct Debits/Standing Orders are in place for regular items you remain responsible for such as service charges etc
  • Appliances - such as cookers, washing machines should be in a good clean condition, working and usable. Repairs are the landlords expense
  • Decorations - should be in good order, and ideally light and neutral in colour
